Educational Programs Terms & Conditions

These Terms & Conditions govern all products, services, programs, memberships, subscriptions, content, and offerings provided by:

1. GENERAL APPLICABILITY

By accessing, purchasing, enrolling, or participating in any program, you agree to these Terms & Conditions.

These Terms apply to all offerings including:

  • Seller Financing Bird Dog Program

  • Seller Financing Collective

  • Seller Financing Mentorship Program

  • Any future programs, services, or digital products

2. EDUCATIONAL PURPOSE ONLY

All content, materials, strategies, contracts, disclosures, templates, documents, and resources are provided strictly for educational and informational purposes only.

REAL IQ LLC does NOT provide:

  • Legal advice

  • Financial advice

  • Tax advice

  • Investment advice

3. PROFESSIONAL DISCLAIMER / NO ADVICE

Member/Student acknowledges and agrees that by enrolling in any program, they do so with the explicit understanding that:

REAL IQ LLC, including its managers, members, employees, contractors, agents, presenters, affiliates, and Mark Monroe (collectively “REAL IQ LLC Agents”), are not engaged in rendering:

  • Legal services

  • Accounting or tax advice

  • Financial or investment advice

  • Real estate brokerage services (unless separately disclosed)

  • Any licensed professional services

All information provided:

  • Is for educational purposes only

  • Is based on personal opinions and experiences

  • Is not professional advice

Member/Student agrees not to rely on such information as a substitute for professional advice.

4. CONTRACTS, DOCUMENTS, AND LEGAL COMPLIANCE

Member/Student is solely responsible for ensuring compliance with all applicable laws including:

  • Contracts

  • Disclosures

  • Licensing

  • Marketing laws

  • Consumer protection laws

  • Real estate and lending regulations

REAL IQ LLC does not guarantee any materials are compliant.

5. ATTORNEY REVIEW REQUIREMENT

If you use any contracts, disclosures, templates, or materials:

  • They are provided for educational purposes only

  • They must be reviewed by your own licensed attorney

  • You are responsible for ensuring compliance

You must have all contracts and documents reviewed by your own attorney before use.

6. VERIFICATION OF LAWS

You must independently verify all applicable laws in your state and any state where business is conducted.

7. CONTINUED COMPLIANCE

You agree to correct any compliance issues promptly.

Failure may result in termination of access.

8. NO GUARANTEES

No guarantees of income, deal completion, or financial results.

9. USER RESPONSIBILITY & INDEMNIFICATION

You are fully responsible for your actions.

You agree to indemnify and hold REAL IQ LLC harmless from any claims, damages, or losses.

10. PAYMENTS & BILLING

Programs may include one-time or recurring payments.

Subscriptions renew automatically unless canceled.

11. CANCELLATION & NO REFUNDS

Seller Financing Bird Dog Program

  • One-time payment

  • No refunds once access is granted

Seller Financing Collective

  • Monthly membership

  • Members may cancel within three (3) calendar days of initial enrollment for a full cancellation by submitting a written request via email to [email protected]

  • After the 3-day period, no refunds will be issued

  • Members may cancel at any time before the next billing cycle to stop future charges

  • No prorated refunds will be provided

  • Access continues through the end of the current billing period

Seller Financing Mentorship Program

  • Members may cancel within three (3) calendar days of enrollment by submitting a written request via email to [email protected]

  • After the 3-day period, no refunds will be issued

  • If enrolled in a payment plan, all remaining payments remain due and enforceable unless otherwise agreed in writing

12. ACCESS & TERMINATION

REAL IQ LLC may suspend or terminate access at any time.

13. INTELLECTUAL PROPERTY

All materials are owned by REAL IQ LLC.

No copying, sharing, or distribution.

14. CONFIDENTIALITY

Members agree to keep all non-public information confidential including:

  • Deal strategies

  • Business methods

  • Community discussions

15. COMMUNITY & THIRD-PARTY INTERACTIONS

REAL IQ LLC is not responsible for any member-to-member transactions or disputes.

16. MEDIA CONSENT

You grant permission to use your image, voice, and likeness.

17. COMMUNICATION CONSENT (EMAIL & SMS)

You consent to receive communications including email and SMS.

18. OPT-OUT

Email: unsubscribe link

SMS: reply STOP

19. GDPR (EU USERS)

You have rights to access, correct, and delete your data.

20. CCPA (CALIFORNIA USERS)

You may request access or deletion of your data.

We do not sell personal data.

21. DATA USAGE

Data is used for program delivery and communication.

22. LIMITATION OF LIABILITY

REAL IQ LLC is not liable for any damages or losses.

23. DISPUTE RESOLUTION & ARBITRATION

Disputes must first go through good-faith negotiation.

If unresolved, disputes will be handled through binding arbitration in Florida.

No jury trials. No class actions.

24. MODIFICATIONS

Terms may be updated at any time.

25. GOVERNING LAW

Governed by the laws of the State of Florida.
